Chief Building Engineer

We are currently seeking a Chief Building Engineer to join our team in Jersey City. This position will be ra hands-on role responsible for the supervision of all engineering operations and the mechanical maintenance of a portfolio of high-rise luxury apartment buildings. This includes; monitoring the boiler and chiller plant operations, installation, repair and maintenance of plumbing and piping equipment, and controls located in the interior and exterior of the building. The Building Engineer will install, repair and maintain mechanical / electrical operating equipment and machinery and perform on-going assessment and preventative maintenance of all  building equipment, systems and operations.  

 

ROLE of the Chief Building Engineer:

  • Supervise all engineering operations and mechanical maintenance of a portfolio of high-rise apartment buildings
  • Responsible for planning, implementation, coordination and management of all mechanical operations, maintenance, communications, energy management, and manpower development programs for a facility, campus or portfolio of buildings
  • Responsible for troubleshooting and repair of all mechanical systems, service requests, and reporting of potential liability concerns or safety hazards
  • Manage municipal mandated inspections (fire/life safety, backflow, elevators, etc.)
  • Manage facility utilities (gas, electric, sewer, water, phone, CATV)
  • Oversee all maintenance programs relating to the interior and exterior conditions and appearance of the properties
  • Plan and execute all preventative maintenance programs such as mechanical, electrical, HVAC, plumbing, fire, life-safety generators, security, access control, BMS, and vertical transportation systems
  • Ensure that all site-specific documentation and reports are completed accurately and timely
  • Manage service contracts and providers
  • Coordination, development and maintenance of as-built drawings
  • Responsible for response to all emergency situations (fire, evacuation, equipment failure etc.) and customer concerns
  •  Implementation and administration of inventory control programs/purchase parts and supplies
  • Establishment and monitoring of programs to ensure compliance with applicable codes, requisitions, government agency and company directives as relates to building operations
  • Assist in the development of capital budgets for the property
  • Coordinate, train, and supervise others
  • Other related duties and special projects, as required

REQUIRED SKILLS

  • Ability to manage multiple and complex operational matters on a daily basis
  • Strong track record exhibiting progressive achievement of skills and expertise
  • Hands on knowledge of high-rise water-cooled heat pump mechanical systems
  • Knowledgeable in standard operational and safety techniques of high-rise building maintenance
  • Excellent communication and interpersonal skills
  • Highly motivated and organized
  • Strong supervisory skills
  • Knowledge and understanding of all applicable practices and techniques, laws, project controls and environmental regulations to include safety regulations
  • Universal CFC certification required
  • Must have the ability to operate an EMS and CMMS system
  • Intermediate skills with Microsoft Office Suite
  • Bachelor's degree (BA/BS) from four-year college or university 
  • Minimum of ten years experience and/or training
  • Physical requirements to include stooping, standing, climbing and frequent lifting of a minimum of 50 lbs
